The Project Manager – Workplace and Facilities is responsible for planning and management of construction projects for the entire construction project lifecycle to ensure a building is ready on time, to budget and to the quality required, adhering to Redis standards and guidelines. Project Management includes renovations of or improvements to existing or acquired properties as well as larger scale ground up construction, including site evaluation surveys, budget estimating, engineering/ architectural plans and specifications review, exterior signs installation, bidding procedures, contractor selection, contract administration, construction implementation, fixture set up and all related activities necessary to attain corporate goals and objectives.

What you’ll do: 

  • Manage multiple construction project assignments across the portfolio
  • Perform site evaluation and reports construction budgets, estimates and schedules
  • Supervise Architects and Engineers in the preparation of construction documents and monitor permitting.
  • Effectively manages all necessary third parties involved ensuring all standards and statutory requirements are met.
  • Perform construction document review to verify compliance with the executed lease, plans and specifications, corporate standards and compliance with code and A.D.A. requirements
  • Collaborate with internal teams as required on all activities for assigned projects to ensure proper lease transactions with respect to scheduling, signage, environmental issues and compliance with plans and specifications.
  • Assist with preparation of budgets, controlling expenditures and managing leasehold improvements (LHI) and Tenant Improvements (TI)
  • Devise the project work plans and make revisions as and when need arises.
  • Communicates effectively with the contractors responsible for completing various phases of the project.
  • Assists in the coordination of all internal teams and contractors involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers and Redis Finance, Safety, Security, IT and Facilities.
  • Provide monthly project cost updates and bi-weekly construction status reports
  • Perform on site construction progress meetings and verify compliance with construction documents and corporate standards
  • Review Leases, Exhibits, Contracts, Change orders, Applications for payment, Invoices and advise of any discrepancies.
  • Prepare construction punch lists and ensure quality, compliance with contractors, owners, and Architects regarding plans & specifications and advise of project completion
  • Help develop Project Quality Management and Execution Plan that establishes, monitors and ensures spaces are delivered at the highest level of quality requirements.
  • Mentoring Jr level team members

What will you need to have? 

  • Bachelor's Degree and a minimum 5 years Corporate Real Estate project management or high school diploma or equivalent and 10 years Corporate real estate project management.
  • Extensive knowledge of architectural, structural, and MEP systems and ability to read architectural and engineering drawings
  • Understanding of the full life cycle of corporate real estate project management.
  • Strong ability to partner across business groups and internal stakeholders while leveraging effective networks of external providers and resources.
  • Prior management of corporate construction projects required.
  • Ability to lead, direct and motivate others; managing multiple priorities and many projects across the portfolio.
  • Must be decisive, flexible and work well under pressure
  • Attention to Detail and Persistence in follow up required
  • Must understand construction contracts and scopes of work
  • Skilled in managing stakeholders and achieving schedules, while delivering on agreed upon scope at or below the approved budget.
  • Able to work under pressure and prioritize workloads for the needs of the business
  • Strong written and verbal communications skills
  • Proficiency in Excel, Word, PowerPoint, Outlook, Visio, Microsoft Project or GSuite (Sheets, Docs, Slides, Drive, Mail, Calendar) and construction project management tools
  • Willingness to travel

Extra great if you have: 

  • Bachelor's degree in one of the following disciplines: Engineering, Construction Management, Engineering + Management, Architecture,
  • Seasoned corporate real estate construction project manager with 10 years’ experience.
  • Project / Construction Management Professional Certification
  • Significant experience in Real Estate, either for a large Corporate occupier or a real estate services organization
  • Demonstrable ability to work with third party vendors and clients at all levels of the organization
  • Strong proficiency in compiling and presenting written project correspondence to Sr Management
  • Strong organizational and management skills – ability to bring the immediate team together and to work effectively as part of the broader organization
